Process

Five phases, no surprises

Every project moves through the same five phases, each with a clear set of drawings from us and a clear set of decisions from you. The names below are the ones you will see in your Client Studio.

01

Concept

3 to 5 weeks

We start with how you live or work, not with a style. The site is surveyed, the rules are mapped, and two or three different ways of occupying the plot are tested as plans and simple models, each with a first cost.

We deliver

  • Written brief and room-by-room programme
  • Site survey, levels and sun study
  • Regulatory envelope: setbacks, FAR, height
  • Two or three massing options with sketches
  • Outline budget and project programme

You decide

  • Tell us how you actually live
  • React honestly to the options
  • Choose a direction to develop
02

Schematic Design

4 to 6 weeks

The chosen direction becomes a building: plans at every level, sections, elevations and a 3D model you can walk through. Structure and services are sketched in, materials are shortlisted, and the cost plan is updated.

We deliver

  • Plans, sections and elevations
  • 3D model and walkthrough
  • Material and palette direction
  • Structural and services strategy
  • Sanction drawing set prepared and submitted

You decide

  • Approve the scheme
  • Confirm the budget range
  • Sign the sanction application
03

Design Development

6 to 10 weeks

Consultants' drawings are coordinated with ours so that beams, ducts and windows agree. Interiors are designed to the last hinge, samples and mock-ups are reviewed in the studio, and the specification is written.

We deliver

  • Coordinated structural, electrical and plumbing drawings
  • Interior layouts, joinery, lighting and finishes
  • Samples, boards and full-size mock-ups
  • Written specification
  • Updated cost plan

You decide

  • Review samples and mock-ups with us
  • Freeze the design
  • Approve the specification
04

Construction Documents

4 to 8 weeks

The full working-drawing set is issued with schedules and a bill of quantities, contractors are invited to tender, and the contract is agreed. This is the phase that decides whether the site runs smoothly.

We deliver

  • Working drawings and details
  • Door, window, finish and fixture schedules
  • Bill of quantities and tender package
  • Tender analysis and recommendation
  • Contract documents

You decide

  • Meet the shortlisted contractors
  • Appoint the contractor
  • Release the mobilisation advance
05

Handover

The build, plus 12 months

We are on site every fortnight for buildings and every week for interiors, answering queries, checking work against the drawings and certifying payments. Snagging, as-built drawings and a care manual close the project; we come back after a year.

We deliver

  • Site visits, inspections and minutes
  • Shop drawing and sample approvals
  • Payment certification
  • Snag list and rectification
  • As-built drawings, warranties and care manual
  • Occupancy certificate support

You decide

  • Walk the site with us at each stage
  • Approve payments against our certificates
  • Move in; call us when something squeaks

Timelines

What to expect, honestly

A new house in Bengaluru takes 18 to 24 months from the first meeting to moving in, of which four to six months are design and approvals. An apartment interior takes four to six months. A workplace fit-out of ten to fifteen thousand square feet, three to four months on site.

The things that stretch a programme are almost always decisions made late and changes made on site. The five phases exist so that decisions are made early, with samples in hand, and recorded where everyone can see them.
